Basic Service Package

Inspect the entire property for signs of water leaks, structural damage, and visual signs of mold and mildew.
Ensure all doors and windows are locked to guard against break-ins.
Visually inspect for insects/rodents.
Verify A/C and hot water heater are working properly and not leaking, and inspect A/C filter (replace if needed).
If the main water valve is not turned off, run faucets and flush toilets to inspect for leaks.
Check bulbs and the electric panel if any lights are out.
For single-family homes, inspect the exterior and check the condition of the pool and landscaping.
Start and run car(s).
Remove door hangers/fliers and put contents of the mailbox inside the property.
Water plants if instructed.
Meet with vendors for repairs if necessary.
Reporting within 24 hours of inspection by email, including a checklist and photos. If any irregularities require immediate attention, we will contact you by phone while on site.

We strongly recommend weekly inspections.

An unattended leak or damage can worsen and lead to severe conditions without early detection.

Pricing

Minimum of 2 inspections.
$45 per inspection, $150 for 4 weekly inspections.
$25 per hour for additional services outside of the Basic Service Package.
$100 Emergency Trip Charge outside of 8:00 AM – 5:00 PM EST, Monday – Friday, Weekends, and Holidays.
Costs for any materials are a direct pass-through to the client, with receipts provided.

Payment

All estimated inspection fees will be charged prior to the first inspection. Inspections will not begin until funds have cleared. If at any time you wish to discontinue service, all funds for non-inspections will be reimbursed 100%. The Estimated Final Inspection Date may be your best guess, and we understand that this date may need to be adjusted at any point during the service.

Access

Arrangements must be made for Home/Car/Mailbox keys, FOBs in advance of the first inspection.
If there is a doorman, security, or on-site Property Manager, they should be informed of the service being provided to ensure no issues for entry.

Emergency Services

When you need us to respond to an alarm, police activity, or anything that needs immediate attention, we will be there for you. If during an inspection we notice something that requires immediate attention, we will handle it and charge hourly with your approval.

Additional Trip

If you need us to check on anything outside the standard inspection or for any minor repairs requiring a trip to an off-property location, we will make the trip for you. If you would like us to pick up groceries so you won’t have to run out after returning home, we will go to Publix or any other store for you.
